Waramanga suburb record smashed!

38 Yiman Street Waramanga set the new suburb record in November, after it sold for $1.225 million, exceeding the record by $225,000. The previous suburb record was held on the same street at number 26, which sold for $1million in November 2017.

The four-bedroom home was built eight years ago and features three living areas, two ensuites, a northerly aspect at the rear of the house and a home theatre room. There was eight registers bidders and four of those competed for the ownership rights.

Bidding for the home commenced at $900,000, and was countered by a bid for $950,000. The opening bidders fought back with a bid for $1 million. Bids moved in increments of $25,000 until the price reached $1.1 million. From this point, there were increments ranging from $5,000 to $20,000 until the hammer fell at $1.225 million.

Waramanga’s median house price is $660,000.

The wider Weston Creek area has recorded a median house price growth of 1.5 per cent over
the past 12 months.
